What is community title?
How does it work?

Community title is the division of land under South Australia's Torrens Title system into privately owned lots and common property. The registered owners of lots have exclusive use and enjoyment of their lot and a registered share in the common property.

Community title is covered under two government statutes, the Community Titles Act 1996 and the Real Property Act. The registered owners of lots become members of the community corporate body and as such have the right and responsibility to administer the common property.

What fees are payable in
relation to community title?

The community corporation
collects annual fee from the registered owner of each lot in order to maintain the common property.

On current estimates
it is expected that the annual fee will be in the order of $1500.
This will be upgraded once final costings have been obtained
and will vary in relation to unit entitlements. SA Water and
Sewer rates do not apply.
